Exciting times are ahead for West Columbia! Developers are getting ready to transform a sleepy, wooded area into a bustling new neighborhood. What’s brewing is the Faith Hill development, which promises to bring nearly 70 housing units to a vacant 10-acre plot just off Platt Springs Road. This plan is not just something that popped up overnight; it’s been in the works for more than two years!

Where Exactly is All This Happening?

Picture a quaint little corner sandwiched between Highway 321 and Platt Springs Road. The plans for the new townhome subdivision will sit right across the street from Faith Lutheran Church, in an area that’s seen its fair share of traffic and activity. With an average of 10,500 vehicles traversing this busy stretch of road each day, it’s hard to ignore the growing demand for more housing in this prime location.

What’s in Store?

Get ready for 36 buildings popping up around here, which will make up the 69 housing units. Each townhome will be a cozy 1,500 square feet, designed with the average homeowner in mind. Developers are keen on ensuring that these homes are attainable—meaning they won’t just be targeting the upper crust of the market but striving to make these spaces affordable for everyday people. In West Columbia, where the median household income was approximately $52,000 in 2022, this is important news for many potential buyers.

Making Progress!

Planning commission meetings are usually dry affairs, but things heated up when, on November 25, the city’s planning commission gave the thumbs up for the developers’ plans. Since that vote, the wheels have been turning—literally! Crews have started clearing the land, laying down water and sewer lines, and getting everything prepped for construction. However, there’s still a bit to go—engineers from both West Columbia and Lexington County need to sign off on the plans before construction can fully kick off.

Who’s Building These Homes?

The team behind this ambitious project is none other than Hurricane Builders, a company that has already made a name for itself with 11 subdivisions in and around Columbia. Developer Scott Morrison mentioned that while they hope to have homes ready for you by the end of next year, it may take until 2026 before everything is move-in ready. So, there’s a little waiting to do, but it certainly sounds like it’ll be worth it!

While this development may sound like a big deal, it’s just a piece of the puzzle in a rapidly growing area. In fact, Lexington County is projected to see an 8% increase in population over the next ten years—which means about 25,000 more people needing homes! Right now, over 400 homes are already under construction in West Columbia, with more projects popping up weekly.

Just recently, the city has also approved plans for 55 single-family homes on Comanchee Trail and a redevelopment project at Capitol Square, which is set to bring a four-story living complex with 224 multi-family units into the mix. Wow, the West Columbia region is really buzzing with activity!
