Big changes could be on the horizon for Columbia as a new proposal for high-density housing development is in the works! Nestled just half a mile from the lively atmosphere of Williams-Brice Stadium, this nearly 23-acre property used to be home to The State newspaper—now sitting vacant since 2020. Talk about a glow-up!
The exciting development comes from Landmark Properties, who plan to transform this formerly industrial site into housing that will cater to the growing demand in the area. Imagine this: 200 brand new rental properties right at our fingertips. While the site could potentially host up to 402 housing units, Landmark’s proposal rolls with a more modest figure, keeping the count to about half that. Sustainability is the name of the game, and they’re ready to jump into construction within the next 12 months!
For this development to kick off, the Richland County Planning Commission has already recommended a crucial change in the site’s zoning from industrial to high-density residential. This change—to allow multi-family housing—is an important step in transforming this area into a more vibrant community. It’s almost like a breath of fresh air for a site that’s been collecting dust and whispers of potential for far too long.
This proposal isn’t just about bricks and mortar; it’s also part of a larger vision. The project is in sync with the University of South Carolina’s goal to breathe life into the stadium district.
