Exciting things are happening at the intersection of Bluff and Atlas roads as plans are underway for an incredible new mixed-use development known as the Station at Congaree Pointe. This ambitious project, which involves a partnership between the city, county, and state, is all set to breathe new life into an area that has been largely overlooked for many years. The great minds behind this initiative hope that the Station at Congaree Pointe will not only transform this particular corridor but also act as a springboard for further development along Bluff Road. This main thoroughfare connects Interstate 77 to downtown Columbia, and officials believe the new development will attract businesses and residents to the area.
The narrative around this region has long been dominated by industrial and vacant properties. However, Felicia Maloney, the executive director of Columbia Empowerment Zone, Inc., is bursting with enthusiasm about what’s to come. “This area has been overlooked for many years, and the community has not seen this kind of development that could help uplift its residents nor improve a main corridor into the City of Columbia,” she remarked passionately, highlighting the community’s need for positive change.
At the heart of this project is the 15,000-square-foot fresh food market designed specifically to give locals access to healthier food options. This market is particularly important considering its proximity to new senior apartments and other residential spaces. At the moment, it’s sandwiched between a junkyard and a recycling plant — so it’s about time for a change!
But there’s more! The nonprofit behind the project is also giving part of the land to Richland County to build an 8,000-square-foot Magistrate’s Office and Sheriff’s Substation. Plus, the city police department has plans for a 35,000-square-foot Municipal Court and a 12,000-square-foot Southeast Region Headquarters. Talk about making a hub for community services!
Cooperative Health, an established partner of Columbia Empowerment Zone, is also stepping into the spotlight, having purchased neighboring land to build a 15,000-square-foot health care center and pharmacy. This new facility will offer a range of services, including primary care, OBGYN, pediatrics, dental, and even behavioral health services. With accessible healthcare options right around the corner, local residents are sure to be singing praises!
Looking ahead, the fresh food market isn’t just a place to buy groceries. It will feature an area for a farmer’s market, five shared commercial kitchen spaces, a restaurant or café, and great opportunities for food entrepreneurs and food truck operators. This is more than just a shopping destination; it’s a community hub in the making!
“This development represents a major step for revitalizing the area and providing access to essential services,” Maloney shared, emphasizing that it’s not just about building new structures but about enhancing the overall quality of life. She explained that with development comes more development, and this effort will make this zone more desirable for future business opportunities.
The project has been in the spotlight since its announcement back in February, and a recent project update held in November has only fueled the excitement. According to Maloney, construction of the market building will require an investment of around $8 to $9 million, with further developments waiting in the wings.
Looking to the future, there are even plans for walking trails and a potential electric vehicle charging station, bringing a green touch to the project. With the promise of new jobs, fresh food, and access to essential services, Columbia is on the cusp of something very special.
