Columbia, S.C. Set to Welcome Luxury Apartment Complex in Historic District

COLUMBIA, S.C. – New Developments on the Horizon!

Exciting times are ahead for residents of Columbia, South Carolina! After years of anticipation, plans are finally taking shape for a luxury apartment complex in the city’s historic district. Located at the former Jim Moore Cadillac site at 2222 Main Street, this new complex could significantly boost the local real estate scene.

From 250 to 320 Beds: A Big Expansion

Originally set to feature 250 beds, the proposal has now expanded to a whopping 320 beds, courtesy of the developer, Commonwealth Properties. The Columbia Planning Commission is gearing up to review this expansion request during their meeting scheduled for Thursday at 4:00 PM. Enthusiastic supporters are hoping for a green light!

“An Eyesore No More!”

According to Denise Wellman, President of the Cottontown Historic Neighborhood Association, “This property has been allowed to be an eyesore in our capital city for far too long.” Many locals echo this sentiment, expressing that the abandoned Cadillac site has been a blight on the community for years.

Bringing Business and Community Benefits

Wellman points out that the addition of more residents could lead to increased business activity in the area. “We hope it will bring business to the area,” she said. The neighborhood has long been in need of more amenities, including what she termed a “grocery store food desert.” The new complex is seen as an essential piece of the puzzle that could finally attract a grocery store to the neighborhood.

A Peek Inside the New Complex

The proposed complex is not just any ordinary apartment building; it’s set to be a four-story haven filled with amenities. Highlights of the project include:

  • A state-of-the-art fitness center
  • A cozy co-working area
  • A special pet spa and rooftop dog park
  • A dedicated bike storage/repair center
  • Impressive rooftop areas including a clubroom, a game room, and two rooftop decks

Going Through the Approval Process

The complex was initially introduced back in 2021 but only recently received approval in January. In order to ensure the project’s financial viability, the plan’s density had to increase. Johnathan Chambers, Columbia’s Land Development Coordinator, shared that the site plan meets most staff comments, making it a positive step towards completion.

Once the Planning Commission reviews the expansion request, the proposal will move to the Design Development Review Commission for further evaluation. Key focus areas will include:

  • Building setbacks
  • How the new building aligns along the street
  • Parking considerations
  • Landscaping designs
