The proposed building itself is quite impressive—covering a whopping 10,654 square feet on the ground floor, it would offer two retail spaces just waiting to draw in shoppers and diners.

The second floor is earmarked for a 9,837 square-foot private sports club, while the crowning jewel, a 4,389 square-foot event space, will reside up on the third floor. A rooftop terrace—spread across 4,651 square feet—is also part of the design, promising stunning views for events held above the bustling downtown streets.

The architect behind this exciting project, Dale Marshall, is pitching it as a “street edge” building with minimal onsite parking. He suggests that much of the necessary parking will take place offsite, which is one reason planning commissioners are doing their due diligence on parking concerns.

Support for the development is widespread, with advocacy from local leaders. The president of the Lexington Chamber has expressed confidence that the facility would significantly enhance the vibrancy of downtown, benefiting both existing businesses and local foot traffic. However, local officials are also weighing the possible venue capacity with cautious optimism. The estimated maximum occupancy could reach up to 300 people when combining the sports club and event space, which adds more layers to the parking puzzle.
