Exciting New Housing Development Coming to West Columbia
West Columbia is about to make a big leap forward with exciting new plans for a housing development right across from the House of Raeford chicken processing plant on Sunset Boulevard. Baker Commercial Properties recently shared their vision for redeveloping the currently vacant Capitol Square shopping center, and the details have residents buzzing with anticipation.
Transforming Capitol Square
The proposal was presented to the city’s Planning Commission, who appear to be on board with the plans. If everything goes smoothly, we may soon see the Capitol Square shopping center torn down to make way for a shiny new transformation. This redevelopment will cover approximately 13 acres of land bordered by Sunset Boulevard and Meeting Street/U.S. Highway 1. Central to the development will be a stunning four-story residential complex boasting 224 multi-family units.
A Hub for Grocery and Retail
But that’s not all! The plans include a substantial 27,000-square-foot grocery store—the exact grocery chain hasn’t been announced yet, but Baker is currently in talks with a national grocer. Along with this grocery store, there will also be 18,000 square feet of space designated for retail and/or office use, plus 4,800 square feet of outparcels for retail. And if you’re a fan of dining out, you’ll be glad to know there will be a 5,000-square-foot restaurant space as well!
Community-Centric Design
The goal, as outlined in Baker’s proposal, is to create a community-friendly atmosphere that retains the character of the neighborhood. The design will promote pedestrian connectivity, making it easier for everyone to walk to shops and services right in their vicinity. This is all part of a broader vision to enhance the West Columbia area.
Parking Plans Alleviate Concerns
Residents have been talking about the potential impact on parking, especially since the Capitol Square currently has around 200 public parking spots that are often used by visitors heading to nearby favorites like D’s Wings and Savage Craft Ale Works. The good news is that the updated plans indicate a 171-spot public parking lot will be included along Leaphart Street, ensuring that visitors won’t be left scrambling for spaces. Overall, between 550 and 645 off-street parking spaces will be created, which should cater well to the expected increase in traffic.
Beautiful Green Spaces in the Mix
One of the highlights of the proposed development is a large, landscaped open space that will lie directly across from beloved spots like D’s Wings and the pavilion used for the city’s Meeting Street Artisan Market. This area is meant to be a vibrant gathering place where the community can come together, enjoy nature, and support local events.

The team behind the Capitol Square redevelopment is committed to making this project a centerpiece for further growth and expansion of the Riverfront District. Next Steps for the Project
Of note, the current Eggroll Station, a local establishment that has served customers since 1990, will see its building torn down as part of the redevelopment. The owners have already been informed to make plans to vacate within a year or so. The Planning Commission has voted to recommend the necessary zoning changes for this ambitious project, with West Columbia City Council set to weigh in next month.
