Hey there, West Columbia! We have some updates that might just put a smile on your face. The Capitol Square shopping center, which has been a part of our community for quite some time, is getting ready for a big makeover. This week, the West Columbia planning commission gave the green light for a significant redevelopment project that promises to breathe new life into the 13-acre site.
The big news is spearheaded by Baker Commercial Properties, the team behind the plans for this exciting transformation. So, what can we expect? Get ready for a mixed-use community that will include a brand-new four-story residential complex featuring 224 units. It’s all about living, shopping, and enjoying the neighborhood in a vibrant atmosphere.
In addition to the residential space, a 27,000-square-foot grocery store is on the horizon! This is great news for those of us looking for fresh produce and local goods right in our backyard. Plus, there will be more retail and office spaces, offering plenty of options for shopping and dining.
The design of the new development truly keeps pedestrians in mind. The plans include beautiful public green spaces to relax in and improvements to walkability. These changes are set to connect our new and growing neighborhoods in the River District, making it easier for everyone to explore and enjoy the area.
One of the key concerns that residents had about this proposed redevelopment was parking. Thankfully, those worries are being addressed! Plans are in place for a 171-space public parking lot alongside approximately 550 to 645 off-street parking spots. This means room for all – from new businesses to our beloved local favorites like D’s Wings and Savage Craft Ale Works.
It’s important to mention that the new shopping center will be located right across Sunset Boulevard from the House of Raeford chicken plant. Despite ongoing public complaints about the facility and earlier discussions about its potential relocation, it seems this plant is here to stay, at least for now. Development plans indicate it will continue to be a neighbor to Capitol Square.
In the spirit of community transformation, the area around Capitol Square is also bustling with improvements. One notable project is the much-anticipated pedestrian bridge over the Saluda River. There are also ongoing enhancements along Highway 1, which are part of a broader trend to make West Columbia more accessible and vibrant.
Sadly, not all local establishments are escaping the winds of change. The beloved Eggroll Station has been a local favorite since opening in 1990, but it has recently changed hands, and we’ve heard they may need to vacate in about a year. Similarly, the charming Al’s Upstairs closed its doors for good after 44 years just last year, leaving a space that’s also planned for redevelopment.
Before any dirt can be turned, the West Columbia City Council will need to give the thumbs up on several critical components, including zoning changes and a partial road closure. If all goes according to plan, the revitalization of Capitol Square will mark the latest milestone in West Columbia’s journey towards becoming an even more inviting community.
