Residents of Irmo have been buzzing with excitement—and a touch of apprehension—over the proposed Water Walk development that plans to bring up to 550 new homes as well as commercial space to the beautiful shores of Lake Murray. After several tense meetings, backlash from locals, and a few legal hurdles, it seems the project is really gaining momentum.

A Unanimous Recommendation

On Monday, the Irmo Planning Commission threw its full support behind the developers, unanimously recommending that the application to rezone 65 acres for the new development be approved. The next step? The matter now lands in the hands of the Town Council, which will discuss the zoning details for the first time in their upcoming meeting.

What’s on the Table?

So, what exactly is being proposed? The developers have set their sights on constructing about 280 single-family homes and townhomes, alongside 220 senior-living units. That’s a total of nearly 500 living spaces! And to sweeten the pot, there are plans for some charming commercial offerings, including dining and retail options, plus a boutique hotel with up to 75 rooms.

Feeling the Pressure

This development has stirred quite the conversation in the community since it first caught wind this summer. Back in August, irate locals filled the meeting to voice their concerns—primarily about traffic and how the new buildings might encroach upon existing neighborhoods. Initially, the Planning Commission even denied the rezoning application based on those worries.

But the story didn’t end there! One spirited resident decided to challenge the town in court, trying to block any further consideration of the project. However, the judge, citing a lack of justification for such intervention, firmly dismissed the case. Talk about a rollercoaster!

Returning with a Revised Plan

This past Monday, the crowd was smaller compared to August, with the developers presenting their amended plan to the Planning Commission. Assistant Town Administrator Doug Polen explained that the earlier recommendation to deny was overturned due to the developers making changes to the proposal, which included clarifying a variety of floor plans aimed at meeting neighborhood standards.

The developers also emphasized their commitment to commence on the commercial aspects within two years of starting the residential phase and agreed to keep the town updated through annual progress reports.

Community Benefit Measures

One interesting aspect of this project is Irmo’s development incentive system. The developers can reduce the standard 12,500-square-foot lot requirement down to 3,500 square feet in exchange for a $1,000 contribution per unit to help expand town services and include specific amenities like walking trails, a clubhouse, a swimming pool, and even some street trees.

What’s Next for Irmo?

Community leaders appear optimistic about the potential benefits of this project. “You can build over 700 apartments on this property right now. We feel that what the applicant is bringing us, with close to 500 units, is much preferable,” raised Polen, noting that these will include both rentals and homes for sale.

The developers, representing Material Capital Partners from Charleston, assured the Planning Commission that they are fully invested in creating a vibrant community. They promised to integrate the natural terrain while maintaining the two existing ponds on the site. As for the commercial section, they have already started discussions with popular local establishments, such as Blue Marlin and Motor Supply Company Bistro.
